If you discover that the lead is already in your database and you’ve been in touch with the seller within the last 6 months, you have 24 hours from receiving the lead to notify the Free Market Update team. A screenshot or other proof may be required. Once verified, the lead will be made available for other local agents to claim.
1. Lead Availability
Leads are available on a first-come, first-served basis. Once claimed, no other agent will have access to the lead unless otherwise specified in these Terms & Conditions.
2. Claim Process
Agents must complete the claim form to secure a lead. Upon successful claim, the seller’s contact details will be provided, unless the lead has already been claimed by another agent.
3. No Upfront Costs
There are no upfront fees for claiming a lead. Agents will only pay a 20% commission fee on the property’s final settlement if the sale is successful.
4. Risk-Free Opportunity
If the property does not sell, the agent incurs no costs or fees.
5. Pre-Existing Relationships
If an agent identifies that a claimed lead is already in their database and they have communicated with the seller in the past 6 months, they must notify the Free Market Update team within 24 hours of receiving the lead. Proof, such as a screenshot or other documentation, may be required. Once verified, the lead will be released and made available for other local agents to claim.
6. Lead Exclusivity and Communication
Agents who successfully claim a lead must contact the seller promptly to discuss their property needs and aim to secure the listing. Failure to engage in a timely manner may result in forfeiture of the lead.
7. Fair Use Policy
All leads are generated through the Free Market Update platform’s appraisal service. Agents are expected to use this service ethically and fairly. Abuse or misuse of leads may result in suspension from the platform.
8. Performance-Based Fee
The 20% commission fee supports lead generation, marketing campaigns, and platform maintenance. This fee is only applicable when a successful property settlement occurs.
9. Payment Terms
By accepting a lead, the agent agrees to be legally liable for the payment of the 20% commission fee within 30 days of the property’s settlement date. Failure to make payment within this period will result in interest being charged on the outstanding amount and may lead to legal action to recover the debt.
